SUPERSTRUCTURE

Frame

Costs associated with the frame include for timber trusses to roofs generally and a provisionally assessed quantity of steel beams in connection with alteration work to the existing property and within the new build units. The provisional steel beam allocation within the budget estimate will require reassessment on completion of the design work.


Upper Floors

Generally are of a timber joisted construction with chipboard finish together with a noise impact insulation fitted within the apartment floors.


Roof

Trussed roofs with slated finish complete with dormers and roof windows as indicated on drawings.


Stairs

Timber staircases and balustrades to suit. Steel balustrades to balcony’s


External Walls

Cavity walls comprise concrete block inner/ outer leafs and stone or cedar board clad finish as indicated on drawings.

Windows and External Doors

Hardwood windows and external doors.


Internal Walls and Partitions

Party walls concrete block work, partition walls generally timber stud work.


Internal Doors

Quality solid core plywood veneer faced doors with suitable ironmongery.




INTERNAL FINISHES

Floor Finishes

Hardwood finishes to kitchens, living rooms and hallways.
Carpet finish to bedrooms
Ceramic tiled finish to bathrooms


Wall Finishes
Plaster and emulsion paint generally throughout proposed scheme.
Glazed tiles to bathroom walls and walls between kitchen worktops and underside of wall cupboards.


Ceiling Finishes

Plaster and emulsion paint generally throughout proposed scheme.
Additional layer of plasterboard to apartment ceilings (Ground and first floor ceiling)

Baths, basins, wc’s, disabled wc and shower units by Twyfords or other approved supplier
